Not yet in your situation, but I expect to be very soon. Total bastards every one of them.

It is illegal what they are doing, and will have to go to court to null the contract. That I believe is where they will become stuck ! (After all, no one else can get to court !)

I'd also post on the forums that anyone buying those properties run the risk of them losing them when people are allowed to get to court to defend their right of the contract.

What the HELL are your Solicitors doing ? I presume they know the current situation ?

That is one of the funniest things i have heard in a very long time, Tecnicil are over two years late and under 6b of the same contract I sent you a money back plus 200% two years ago and you ignore it we are waiting patiently for Tecnicil to go to arbitration to get the funds plus 200% returned, Tecnicil seem to like using the contract to try and sort themselves but again ignore the parts they don't like showing everyone just what a back handed company they really are so don't send me any silly e-mails showing yourselves up please send them to my solicitors and give them a laugh from now on.
Again I send the part in your own contract you like to ignore.

CLAUSE SIX

(BREACH OF CONTRACT BY THE SELLER)

1. Unless otherwise specified in the Promissory Contract if the Contractual Completion Date passes without the deed of purchase and sale having been signed due wholly or primarily to the fault of SELLER or the SELLER is otherwise in substantial breach of contract, the BUYER, at his choice may:

a) Charge the SELLER interest on all amounts paid under this contract at a rate of the spot EURIBOR at that time + 5 points. The BUYER may, at any point and from that point onwards, discontinue this remedy and select another amongst the ones mentioned in b) and c);


b) Terminate the Promissory Contract and require double the deposit paid and the amount of the stage payments under this contract, which should be delivered within 60 (sixty) days after the written notification to this purpose. In this case, the contract shall, upon repayment of these sums, automatically be brought to an end without further formality and all rights and liabilities arising from it shall be extinguished;

c) Ask for specific performance under article 830º of the Cape Verdean Civil

Carol, it’s nice to hear you got a rebate in resort fees !!! If Tecnicil were any kind of company at all, they would have let everyone off with them this year due to the disgusting state the resort fell into ???

But there not !!! Also is it any wonder they reduced them too, with the amount of owners refusing to pay them ???

Also, some said resort fees would double in 5 years and mine have just reduced for the second year in a row, this time by 20%! Still, no point in challenging Tecnicil and inspecting accounts is there?

Unfortunately I will be back in the UK by then.

Just had 2 lots of friends and family stay in my apartment on Vila Verde. Glowing reports and want to go again next year, loved the place.

Many other owners out too at present, all reporting on Sal being busiest ever seen and weather fantastic.

My resort fees now around 700 euros per year, they were 1000 2 years ago. So to have doubled in 5 years they will now have to almost treble in 3!!

According to those not in the know, Tecnicil aren't paying their fees, many others aren't either, yet those of us who are have had ours reduced, that surely makes sense right?

Not much help for us stuck in a rut, with a big mortgage ,and nothing to show
For it,but a useless contract drawn up by Tecncil.

I'm really happy the owners are feeling the benefits of having their resort fees reduced, however, you must know this will be short lived !


Of course most have asked themselves Why have they had the resort fees reduced ? Some will blindly think it's down to negotiations with Tecnicil, and the sensible ones will think it's because Tecnicil H&R paid off most of the staff and the resort started going to rack and ruin. They therefore had to reduce them as most were set to pay them nothing !!! So basically taking the resort fees of 700, and 1200, it's basically being paid for the wind blowing through the resort ! Nothing else oh and Tecnicils pockets …

All Developments were made this way so it's not just VV that will never see a return from their investment. Sure some bought for the fun of it, but for every one that did, 100 others bought for a return, usually the huge returns the developers told them. Although most would settle for just covering their costs.
Another reason for the reduction is Tecnicl still have around 300 units to shift, so this should help sales, as long as they don't look too far into it ! Watch for the promotions soon …

VV will one day be full, each and every week in high season, yet owners will still not see any returns ? Why, well think about it, if you’re paying 700 or 1200 now, for the wind to blow through the resort, what you going to be paying when it's fully operational, with staff and all services fully operational ? Resort fees will increase in line !

I call it the "Timeshare Concept" Owners will never see returns no matter how full the resort is... Look to Tortuga the past year ? Full ....

So in reality they should be making the returns TRG told them ? It must be, resort full, just as they showed you in the sales meetings and in their literature, yet where are those great returns ?

So while it’s great to see resort fees being low, just don’t count on them low forever !!!


Taz, not everyone in VV are Jet Set ! There’s a hell of a lot who have completed and downsized who are feeling the financial pressure too, and would love to be out of it altogether ….

Just hope things turn out better this year for you and the other guys !!! VV has to lose all this bad crap that’s gone on over the past years before things can move on, on Sal…
